VALUATION AND SALE PRICE
Before we put the property up for sale, an assessment of the value is made. We always offer our customers free sales advice. The first thing we start with is an initial conversation and visit to the property, where we collect all important information. We then compare it with other properties on the market. Then we have a clear picture of the home and can then give an accurate market price for your home.
AGREEMENT
When we have agreed a sales price, an assignment agreement is signed between you and the us. The agreement regulates the sales assignment which also includes commission when the property is sold.
DOCUMENTS
We need the following documents before we can start the process of selling your property:
– NIE numbers and passports for all owners
– Copy of Nota Simple (title deed)
– Most recent IBI receipt (property tax)
– Most recent electricity bill
– Most recent water bill
– Most recent comunidad bill (the association) and contact details for the association
– Certificado electrico (energy declaration)
PRESENTATION & MARKETING
Presentation and marketing of your property is very important to interest potential buyers. Having a short description of the home, where you tell in your own words what you think is good about the home and also the area. We believe in professional photos and video to bring out the essence of your home. We will use all channels to find the right buyer for your property. Your property will be available, among other places, on the common portals for all active real estate agents on the Costa del Sol. We will have a plan to maximize the number of speculators from different countries and nationalities.
VIEWINGS
Now that we have all the knowledge about your property, we can have professionally showings and answer clients questions. Viewings are usually scheduled and most common in Spain is to have private viewings. Before the viewing, we will on before hand make sure the property is cleaned and prepared so that it looks inviting.
